The life of a fire alarm system

Under the Fire (Scotland) Act 2005, whoever is responsible for a building has to keep its fire safety measures working. For the alarm, that means a system designed for the building and looked after on a schedule. This is how we do it.

  1. Before any work

    Survey and design

    We walk the building with your fire risk assessment, agree the category of system it needs, and plan where every detector, sounder and call point goes.

  2. Installation

    Fitted to BS 5839-1

    Conventional or addressable panels, fire rated cable and neat containment. Wireless devices where cabling would damage the building.

  3. Handover

    Commissioning

    Every device tested, cause and effect checked, and the system handed over with certificates, zone plans and a logbook.

  4. Every week, you

    Weekly call point test

    A quick test by someone on site, a different call point each time, written in the logbook. We show you how.

  5. Every six months, us

    Service visit

    Inspection and testing of the panel, batteries, detectors and sounders, with faults fixed and the logbook signed. Service contracts.

  6. Any time

    Monitoring and call-outs

    The panel can signal an Alarm Receiving Centre around the clock, and faults are covered by our 24 hour call-out.

Interlinked fire alarms in Scotland

Since 1 February 2022 every home in Scotland, owned or rented, must have interlinked alarms. When one goes off, every alarm in the house sounds, so a fire in the kitchen wakes someone asleep upstairs.

Questions we get asked

How much does it cost to have a fire alarm installed?
It depends on the size of the property and the type of system. Interlinked alarms for a typical flat are a small job done in a morning. A commercial system is priced after a survey, because the number of detectors, sounders and call points depends on the layout and the fire risk assessment. We give a fixed written quote before anything starts.
Do you need an electrician to install a fire alarm?
Sealed long life battery alarms do not need wiring, although they still have to be positioned correctly to meet the Scottish standard. Mains wired alarms and every commercial fire alarm system need an engineer who is competent in fire alarm work, and commercial systems should be designed, installed and commissioned to BS 5839-1.
How often does a commercial fire alarm need servicing?
BS 5839-1 recommends a service by a competent person at intervals of no more than six months, plus a weekly test by someone on site, using a different call point each week. The results go in the system logbook. We can set up the six monthly visits for you and keep the logbook in order.
Can you take over a fire alarm someone else installed?
Yes. We service and maintain existing systems from most manufacturers. The first visit is a full inspection so we know what condition it is in, and we will tell you plainly if anything needs attention.
What do landlords in Scotland need?
Rented homes must meet the same interlinked standard as owner occupied homes. HMOs usually need a higher grade of system set by the licence conditions. Tell us what your licence or letting agent has asked for and we will quote to that.
